I’m buying a property with trees on the site, do I need to include this on a mortgage application?

Buying a home is an important milestone in anyone’s life, but it typically comes with a wealth of concerns and obligations, particularly when it comes to obtaining a mortgage. Understanding why mortgage applications may involve surveys and what they entail helps homeowners navigate the process. A tree survey may help a property’s safety, value, and insurability by identifying risk, complying with rules, and protecting against potential liabilities. Therefore, as a prospective homebuyer, being knowledgeable and proactive in resolving tree-related problems during the mortgage application process would be helpful.

Understanding Tree Surveys for Mortgage purposes.

A tree survey, is a professional evaluation of the trees on a site. Its major goal is to discover any potential problems or difficulties with the trees that may impact the property’s value, safety, or insurability. While not all mortgage lenders demand a tree survey as part of the application process, it may be essential in the following scenarios:

  • Risk Assessment: Mortgage lenders may require a tree survey to determine the risk presented by the trees on the property. Trees with structural problems, disease, or closeness to buildings can provide threats such as falling branches or root damage, compromising the property’s safety and structural integrity.
  • Planning Permission and Restrictions: Trees subject to Tree Preservation Orders (TPOs) or located in conservation zones may necessitate a tree survey to ensure compliance with planning restrictions. Mortgage lenders may want to ensure that the property’s trees are legally protected and that any proposed changes or developments adhere to planning requirements.
  • Insurance Requirements: Some insurance companies may need a tree survey as part of the property’s risk assessment for insurance. Trees that are rated high-risk or are positioned in close proximity to structures may have an impact on the property’s insurance or rates. A tree survey can offer insurers with precise information for determining the amount of risk connected with the property’s trees.
  • Property Valuation: Trees may significantly affect the value of a property, positively or negatively! A tree survey can assist appraisers and surveyors in properly determining the worth of a property by taking into consideration characteristics such as tree health, species, size, and placement.
    5. Future Liabilities: Mortgage lenders may request a tree survey to reduce potential future liability for tree-related concerns. By recognising and resolving tree-related concerns early on, lenders can reduce the possibility of costly repairs or insurance claims later on.

So that covers the ‘when and why’….the following covers the ‘what’. When a tree survey is necessary for a mortgage application, it usually entails the following steps:

  • Site Visit: Evoke Tree Services visit your property to evaluate the trees’ condition, health, and features.
  • Data Collection: During the site visit, information is gathered on each tree’s species, size, health, and structural integrity. Proximity to buildings, the possibility of limb failure, and root damage will all be considered.
  • Risk Assessment: Using the data obtained, we would conduct a risk assessment to identify any possible risks or issues about the property’s trees.
  • Report Preparation: A thorough report is created, describing the results of the tree survey and making recommendations for tree care, maintenance, or remediation.

While a tree survey is not required for every mortgage application in the UK, it is important to understand the conditions under which one may be required. If you are acquiring a home with trees or considering qualifying for a mortgage, you should check with your mortgage lender or a licenced arborist to see if a tree study is necessary. By proactively fixing any tree-related concerns, you may speed up the mortgage application process, safeguard your investment, and maintain the long-term safety and value of your home.

Can't speak highly enough of this team. Professional, experienced, polite etc etc. 4th time they've been to me ( I don't live in a forest , just got lots of large unruly trees). Ryan and Calum did an amazing job on them. No complaints as they ploughed through all my requests in the pouring rain. Mustn't forget Kate in the office and Billy who leads the team. All of them are fantastic. If you need any tree work Evoke are the only ones to call. Thanks guys . Photo before and after on the front hedge

We have used Evoke for our tree work for several years. As always, a very well-done job from start to finish, including the initial visit and obtaining the appropriate permissions from the WHC. All the trees were pruned as requested to a very good shape and the site was cleared of all rubbish.

Good service, provided by nice staff. The team handled the application process required for the removal of a number of very large lleyandii, plus the removal and stump grinding. Even dealing with having to work around a large amount of waste material and old fencing from previous owners.
